The average price of second-hand housing in Spain has increased by 9.2% over the past year, reaching €2,237/m² in January, according to Idealista. Over the last three months, prices have risen by 1.3%.
Madrid, Canary Islands, and Valencia Lead the Increases
Prices have increased in 15 autonomous communities, with the largest rises recorded in:
- Madrid (+18.6%)
- Canary Islands (+16.3%)
- Valencian Community (+14.6%)
Other significant increases include:
- Balearic Islands (+14%)
- Murcia (+13.1%)
- Andalusia (+10.2%)
In contrast, prices have declined in:
- Extremadura (-0.8%)
- Aragón (-0.3%)
Where Is Buying the Most Expensive?
The most expensive autonomous communities are:
- Balearic Islands: €4,729/m²
- Madrid: €3,851/m²
- Basque Country: €3,063/m²
- Canary Islands: €2,865/m²
- Catalonia: €2,430/m²
The most affordable regions are:
- Castilla-La Mancha: €933/m²
- Extremadura: €960/m²
- Castilla y León: €1,187/m²
Prices Increase in 40 Provinces
Housing prices have increased in 40 provinces over the past year. The highest rises occurred in:
- Madrid (+18.6%)
- Santa Cruz de Tenerife (+17.8%)
- Balearic Islands (+14%)
- Alicante (+13.8%)
However, prices declined in:
- Ourense (-5.2%)
- Badajoz (-4.7%)

Housing prices rose in 50 capital cities, with the biggest increases in:

- Madrid (+21.8%)
- Málaga (+20.5%)
Only Huesca (-5.5%) and Girona (-0.8%) saw price declines.

The most affordable capitals are:
