Barcelona, June 30, 2025. GuestReady, a leading short-term rental management company, is projecting a record-breaking summer season in 2025 with over 2,500 bookings expected between June and September and an estimated revenue of €2.3 million. The company kicked off the summer with 74% occupancy in June and 52% in July (as of mid-month), mainly fueled by the growing trend of last-minute bookings, now a defining pattern in the vacation rental market.
Barcelona, Málaga, and Valencia: Hubs of Short-Term Rental Demand
These three cities are generating the highest volume of bookings on GuestReady’s platform, with occupancy rates above the national average. Barcelona leads with 83%, Málaga follows with 82%, and Valencia reaches 72%, positioning themselves as top destinations for modern travelers seeking a blend of leisure, remote work, and flexibility.
Longer Stays and a Rise in International Travelers
The average stay is projected at 6.6 nights, reinforcing the trend toward longer vacations (compared to 5.7 nights in 2023 and 6.8 in 2024). Regarding guest origin, 30.3% are domestic travelers, while international tourism continues to rise, with the United States (9.7%), Italy (7.8%), Germany (5.9%), and the United Kingdom (5.6%) as key source markets.
Properties with Pools and Prime Locations Are in High Demand
Listings featuring swimming pools, central locations, or proximity to the beach consistently achieve higher occupancy rates and pricing, confirming these attributes as essential for maximizing returns during peak season.
