Marbella, the Epicenter of Luxury Real Estate: An Irresistible Magnet for International Buyers

 

Marbella continues to strengthen its position as an international benchmark in the luxury real estate market. In the first quarter of 2025, the city recorded a 25% increase in high-end property sales compared to the same period last year, according to data from Panorama and the business association DOM3.

 

This growth far outpaces the provincial average: while in Málaga, 34% of transactions were made by international buyers in 2024, in Marbella that figure exceeds 90%, confirming its role as Spain’s top destination for foreign investment.

 

A Growing Market on the Costa del Sol

 

Real estate investment on the Costa del Sol surpassed €3.2 billion in 2024, with Marbella leading the prime segment. The Knight Frank Super Prime Report also highlighted global growth in the ultra-luxury market (+6% in transactions over €8.5 million), while in Spain, premium property prices rose 15% year-on-year.

 

What Luxury Buyers Are Looking for in Marbella

 

According to DOM3, the most sought-after properties are exclusive villas with sea views, followed by designer penthouses and plots for custom projects. The main buyer nationalities include British, Swedish, Belgian, Dutch, Polish, and Ukrainian clients, alongside a growing interest from U.S. investors.

 

In addition, around 25% of buyers purchase their property as a permanent residence, according to the latest Market Report from Pure Living Properties. This demonstrates that Marbella is not only a vacation destination but also a preferred choice for long-term living.

 

High Season and Economic Impact

 

Summer remains the peak season for international buyer visits, with most transactions closing in autumn. Meanwhile, the luxury construction and renovation market continues to thrive even in August, with significant impact across architecture, interior design, technology, and landscaping. DOM3 estimates that the sector generates more than 8,000 direct and indirect jobs in the Western Costa del Sol.

 

Foreign Demand Driving the Rental Market

 

The influence of international demand extends beyond property sales. According to idealista/data (Q1 2025), 25.7% of rental property searches in Málaga came from abroad, mainly from the UK, Germany, and the Netherlands. These figures highlight the enduring international appeal of the province and reinforce Marbella’s role as a global hotspot in the Spanish luxury real estate market.
